Green light for 181 new homes at Stanwell scheme
The next phases of A2Dominion’s Stanwell New Start regeneration scheme in Surrey can go ahead after permission was granted to build 181 new homes and a supported housing scheme for older people.
Spelthorne Borough Council has approved the plans for the second and third phase of the £50million project from award-winning housing provider A2Dominion, which will deliver homes for affordable rent, shared ownership and private sale.
On-site works are due to start by the summer, with building planned to start in autumn 2011.
More than half of the new housing will be for affordable rent, exceeding the borough’s policy requirements, whilst the remaining 111 homes will be for a mixture of shared ownership (part-buy part-rent) and outright sale.
David Price, A2Dominion’s director of regeneration, said: “This is an exciting and important step forward for the Stanwell New Start regeneration scheme.
“Phases 2 and 3 will provide a mixture of new homes to meet the needs of local people, from one-bedroom apartments to larger family-sized homes, both for affordable rent and sale.
“We’ll also be creating new public open spaces and play facilities for children, and we look forward to construction getting under way later this year.
“We recently launched the first new homes for sale at Stanwell New Start, and the profits from these will be helping to fund these further phases of the project.”
The 181 new homes will consist of 32 one-bedroom homes, 42 two-bedroom homes, 66 three-bedroom homes and 41 four-bedroom homes.
A2Dominion will work in partnership with Spelthorne Borough Council and Surrey County Council to deliver the affordable ‘Extra Care’ housing scheme for older people.
The scheme will offer a range of care and support services for residents, along with a restaurant, hairdressers and activity room.
Public open spaces are an important part of the next two phases and A2Dominion has carried out consultation with residents on what should be provided.
The aim is to create spaces that encourage biodiversity and will have a range of uses for local people. Plans include providing two playgrounds for children of different ages and a five-a-side football pitch.
The first phase of the Stanwell New Start scheme, to build 52 new homes in the Long Lane area, got under way in February 2010 and will be completed in July 2011.
A new health centre is being developed by Spelthorne Borough Council and Ashley House and is part of the overall Stanwell New Start regeneration.
